Most home builders offer a one-year warranty on their houses. You will generally get a phone call or a knock on the door and asked if everything is okay. They are not there to inspect your home. In some cases, things from the initial punch list may not even be completed or were not completed to your satisfaction. This is when you need third party documentation that will protect your interest, and will encourage the company to get the job done. Remember that a warranty does not cover items that you damaged yourself or items that were not properly maintained throughout the year.
